Living Near Mountains AND Rivers? You're Going To Need These Homeowner's Insurance Policies
ShareLiving within a mountain range is a special thing. You have beautiful views all year round and every morning. Living near rivers is also special because you are able to do all kinds of water activities, including boating and fishing. However, if you live near rivers and mountains, you will find that your homeowner's insurance is not quite enough protection. You are going to need more than just the standard homeowner's policy. You are going to need all of the following policies in addition to the standard homeowner's policy.
Flood Insurance
With your home so close to major rivers, your home is always in danger of a flood and flood damage, especially in spring and early summer. Add to that all of the melting snow that comes down off of the nearby mountains, and the likelihood of experiencing floods in and around your home rises. Flood insurance will cover your home against all of these flood waters, despite how and where the waters came from.
Landslide, Mudslide, and Rockslide Insurance
These types of insurance may be sold together under a single policy, or you may have to buy them separately. Living close to mountains, it is a natural occurrence for rocks and soil to come loose and come barreling down the mountainside. If your home is close enough to the base of any mountain nearby, it may be covered in rocks and mud, or damaged in a way that makes it unlivable. Regular homeowner's insurance does not cover these mountainside perils, so without mudslide, landslide, and/or rockslide insurance, your house would be gone and done for.
Umbrella Insurance
Given your location to so many natural land features that can cause destruction under the right set of circumstances, you should definitely purchase umbrella insurance, too. Umbrella policies fill in the gaps left behind by all of your other insurance policies, plus they cover other things, like your car and outlying buildings on your property. When the deductibles are a little higher on your other policies, the umbrella insurance can help cover some of the deductibles by covering more of what is not covered by homeowner's, property, auto, boat, RV, flood, rockslide/mudslide/landslide, and other policies for which you have invested to cover all your bases.
Read the Fine Print
People are often surprised by what homeowner's insurance does not cover. Their shock and awe come when they meet such disasters as flooding or rockslides down mountains, and their homeowner's insurance will not even file a claim. It is time-consuming, but it is oh-so-important to read the fine print on your homeowner's insurance so that you can buy all of the extra types of insurance you need to cover everything the homeowner's insurance does not.
